STS Group is seeking an experienced and service-oriented Property Manager to oversee the management, maintenance, and operational excellence of residential accommodations and common facilities supporting our teachers, employees, and expatriate staff.
Reporting to the Head of Facility Management, the Property Manager is responsible for the overall operation of residential properties and associated facilities — ensuring high service standards, operational efficiency, and cost optimization. The role calls for a proactive professional who can maintain a safe, comfortable, and well-presented living environment while delivering an excellent resident experience.
Working closely with housekeeping, security, technical, and landscaping teams, as well as external vendors and contractors, the Property Manager will ensure that residences and shared amenities consistently meet the standards expected across the Group.
Resident Relations
· Serve as the primary point of contact for resident teachers and staff on all accommodation-related matters.
· Address resident concerns, requests, and complaints promptly and effectively.
· Coordinate resident-led events and community activities within the property.
Property Maintenance
· Conduct regular inspections of residential units to identify maintenance needs, safety hazards, and cleanliness issues.
· Coordinate and oversee repairs and maintenance work as required.
· Ensure all residential units meet health, safety, and building code standards.
· Maintain common-area facilities, including the gym, pool, and function hall, to a consistently high standard.
Lease Management
· Manage lease agreements for all residential units, including new leases, renewals, and terminations.
· Ensure lease terms and conditions are upheld by both residents and the organization.
Budget & Cost Management
· Develop and manage the annual budget for property maintenance, repairs, and improvements.
· Monitor expenditure and ensure spending remains within approved budgetary limits.
· Identify cost-saving opportunities without compromising service quality.
Vendor & Contractor Management
· Source and engage vendors, contractors, and service providers for maintenance, repairs, and property-related services.
· Obtain competitive bids and negotiate contracts to ensure cost-effectiveness.
· Supervise vendor performance and verify that work is completed satisfactorily and on schedule.
Team Coordination
· Coordinate daily tasks and assignments with housekeeping, security, technical, and landscaping teams.
· Uphold high standards of cleanliness and presentation across all common areas.
Emergency Preparedness
· Develop and implement emergency response procedures for scenarios including fire, flooding, and security incidents.
· Ensure residents are informed and briefed on emergency protocols.
· Liaise with relevant authorities and emergency services as required.
Administration & Reporting
· Maintain accurate records of resident communication, lease agreements, maintenance activities, and financial transactions.
· Prepare regular reports on property performance, occupancy rates, maintenance expenditure, and budget variances.
· Monitor relevant laws, regulations, and industry developments affecting property management.
Required:
· Bachelor's or Master's degree in Facility Management, Business Administration, Hospitality Management, or a related discipline from a recognized university.
Preferred:
· Professional certifications in Facility Management, Property Management, Health & Safety, or Project Management.
· 5–8 years of relevant experience in property management, facility management, real estate operations, or a similar field.
· Experience in residential facility operations, infrastructure management, or hospitality services will be preferred.
Technical Skills
· Sound understanding of maintenance operations, building services, and facility standards.
· Budget planning, cost control, and vendor contract negotiation.
· Strong analytical, documentation, and record-keeping abilities.
· Proficiency in Microsoft Office applications, particularly Excel and Word.

· Excellent communication and interpersonal skills.
· Service-oriented approach with strong attention to detail.
· Ability to work under pressure and manage multiple priorities simultaneously.
· Sound judgement and effective problem-solving in time-critical situations.

· Ability to coordinate and motivate multidisciplinary support teams.
· Effective stakeholder management across internal teams, residents, and external vendors.
