Position Overview

We are looking for an experienced and dynamic Director / Head of Operations to lead and oversee the overall operations of real estate development projects. The incumbent will be responsible for ensuring effective project execution, operational excellence, quality standards, timely completion, cost efficiency, and achievement of organizational objectives.

Key Responsibilities

• Provide strategic leadership and overall direction for the company's real estate project operations.
• Oversee the complete lifecycle of projects, from planning and development through construction, completion, and handover.
• Lead and monitor project teams, including Civil, Engineering, Construction, Planning, Procurement, and Project Management functions.
• Ensure projects are completed within approved timelines, budgets, quality standards, and specifications.
• Review project progress, identify operational challenges, and implement timely corrective measures.
• Monitor construction quality, engineering standards, safety requirements, and compliance with applicable regulations.
• Coordinate with senior management, consultants, contractors, architects, suppliers, government authorities, and other stakeholders.
• Review and approve project schedules, resource requirements, construction plans, and operational strategies.
• Ensure efficient utilization of manpower, materials, equipment, and other project resources.
• Monitor project costs and work closely with Finance and Procurement teams to maintain cost efficiency.
• Establish and implement effective SOPs, operational processes, quality control systems, and project monitoring mechanisms.
• Conduct regular site visits and review the performance of ongoing projects.
• Provide regular project and operational reports, including progress, budget, risks, challenges, and forecasts, to the Managing Director/Board.
• Anticipate project risks and develop appropriate mitigation strategies.
• Drive continuous improvement in project execution, productivity, quality, and operational efficiency.
• Lead, mentor, and develop senior project and engineering professionals.
• Ensure successful project completion, documentation, commissioning, and customer handover.

Required Qualifications & Experience

• B.Sc. in Civil Engineering from a reputed university.
• 20+ years of professional experience in the construction and real estate industry.
• Strong experience in real estate project development, construction, and overall project operations.
• Proven experience in a senior leadership position, such as Director, Head of Operations, General Manager – Projects, Project Director, or equivalent.
• Experience managing multiple large-scale residential/commercial real estate projects will be highly preferred.
